First 30 Minutes — Safety First

  • Turn off electricity at the fuse box if water is near sockets or appliances
  • Turn off the water supply at the stopcock to stop further flooding
  • Evacuate the building if flooding is severe or structural damage is suspected
  • Do not use electrical appliances until a qualified electrician has checked them
  • Call your insurance company immediately to report the damage
  • If flooding is from outside, call the Environment Agency helpline: 0345 988 1188

Document Everything for Your Insurance Claim

  • Photograph and video all damaged areas before touching anything
  • Take photos of water levels, damaged flooring, walls and possessions
  • List all damaged items with approximate values
  • Keep receipts for any emergency spend (accommodation, emergency plumber)
  • Do not dispose of damaged items until your insurer has assessed them
  • Ask your insurer for a claim reference number and loss adjuster contact

Stop Damage Spreading

  • Move furniture and valuables to a dry area immediately
  • Place towels or buckets to contain water if still dripping
  • Open windows and doors to ventilate — but only if outside conditions allow
  • Remove wet rugs and carpets — these harbour mould quickly
  • Do not use a domestic vacuum on water — use a wet/dry vac or call a professional
  • Do not use heaters to dry — this can warp wood and accelerate mould growth

Choosing a Restoration Company

  • Look for BDMA (British Damage Management Association) membership
  • Check for IICRC (Institute of Inspection, Cleaning and Restoration) certification
  • Get at least 2 quotes — costs vary significantly
  • Ask if they work directly with your insurer
  • Confirm they have industrial drying equipment and moisture monitoring
  • Ask for a written scope of works before any work begins

Preventing Mould — Act Within 48 Hours

  • Mould can begin forming within 24–48 hours — professional drying is essential
  • Run dehumidifiers if available — empty them regularly
  • Remove and dispose of insulation that has been wet
  • Treat affected areas with an anti-mould solution after drying
  • Monitor humidity levels — aim for below 60% relative humidity
  • Ask your restoration company to test for mould before closing up walls

Insurance Claim Process

  • Report to your insurer as soon as possible — delays can affect your claim
  • Ask your insurer if they have approved restoration companies
  • Keep a log of all communication with your insurer (dates, names, what was said)
  • Request a copy of the loss adjuster's report
  • You are entitled to a second opinion if you disagree with their assessment
  • Check your policy for alternative accommodation cover if your home is uninhabitable
